Auxesia Homes transfers 134 Affordable Homes to Onward Homes
Cheshire-based Auxesia Homes, a privately-funded Registered Provider operating across the North of England, has completed the transfer of a major housing portfolio with Onward Homes, in a deal valued at £13.5m.
The transaction sees the sale of 134 high-quality affordable homes across the North West, including 89 shared ownership properties and 45 homes for affordable rent and social rent, boosting Onwards growing portfolio and providing quality homes for tenants across the region.
The homes, located across several North West local authority areas, each rated EPC B or above, provide modern, energy-efficient living for residents. With many residents already in occupation, this deal ensures they benefit from continuity of management and service through Onward, a highly experienced Registered Provider rooted in the region.
Claire Donnelly, Interim Chief Executive Officer at Auxesia Homes commented: “This is an important deal for Auxesia, as we once again deliver and transfer a strong portfolio of quality homes, with tenants in place or ready for new occupation. Partnerships with other RP’s such as Onward is critical to our business model, where our values and our approach to reinvesting private capital are recognised.”
Auxesia Homes’ distinctive model as a privately funded, for-profit Registered Provider sees the organisation acquires and aggregates affordable homes, transfering mature portfolios to long-term Registered Provider partners. The capital generated is reinvested directly into the acquisition of new homes, ensuring private investment remains within the sector and continues to drive the delivery of affordable housing.
“Our business model enables a self-sustaining cycle that helps meet housing need quickly and efficiently,” Donnelly added. “Deals like this are instrumental in allowing us to reinvest in communities, support our developer partners, and help Registered Providers grow their portfolios with high-quality, income-generating stock.” Working with Onward has been a genuinely collaborative and pleasant experience, and we are proud to see this portfolio join their wider regional offer.”
Commenting on the partnership, Bronwen Rapley, Chief Executive of Onward Homes, said:“We are delighted to welcome our new customers to Onward. Auxesia shares our commitment to providing quality homes in places that people can be proud of.
“Bringing these new homes into Onward will enable us to continue to boost the choice and supply of much-needed affordable housing across our communities, helping more people to find a place to call home."
“The transfer has been carefully planned to ensure it is as smooth as possible and we look forward to getting out in our communities and meeting new customers in the coming weeks.”
This deal builds on Auxesia Homes’ growing track record, following the successful 2024 portfolio transfer to Weaver Vale Housing Trust. It further demonstrates the organisation’s capacity to deliver well-managed, high quality, energy-efficient homes aligned with the needs of Registered Provider partners, local authorities, and residents.
Auxesia Homes extends sincere thanks to its legal advisors Anthony Collins Solicitors, led by Jonathon Cox, and to ARK Consultancy, led by Adrian Redmond, for their valued expertise and support throughout the transaction.
Auxesia Homes continues to welcome discussions with Registered Providers, developers, and local authorities seeking innovative, reinvestment-led approaches to affordable housing delivery.
