Auxesia Homes Expands Nottinghamshire Portfolio with 26 Affordable Homes at Chingford Meadows, Bilborough

We’re excited to announce a landmark deal that continues our mission to deliver affordable housing where it's needed most. Auxesia Homes has officially partnered with Placefirst and leading homebuilder Strata on a new development in Bilborough, Nottingham – a collaboration that will deliver 104 family homes, including 26 affordable units to be managed by Auxesia.

 

The project, named Chingford Meadows, marks the second scheme delivered under the joint venture between Placefirst and Strata, which aims to build 500 single-family rental homes by 2028. This forward-funded scheme is also Placefirst’s first development in Nottingham and a testament to our shared commitment to place-based delivery models that combine commercial viability with meaningful social value.

Delivering Affordable Homes Through Partnership


At the heart of this collaboration is a pioneering approach to Section 106 delivery. Auxesia Homes will acquire 26 homes at Chingford Meadows – made up of 13 Shared Ownership homes (9x 3-bedroom, 4x 2-bedroom) and 13 Affordable Rent homes (10x 3-bedroom, 3x 2-bedroom), with a combined open market value of £6.4 million.

 

We expect the first affordable homes to be completed in the latter half of 2026, unlocking much-needed housing for families across Nottingham. This deal further strengthens our growing presence in the region, building on our recent success at Longholme Park, where we acquired 15 affordable homes between 2023 and 2024.

 

Importantly, this site simply wouldn’t have progressed without a new approach to tenure mix. The structure of the deal – involving both Build to Rent and Section 106 homes in a single transaction – made a previously unviable site deliverable. It’s a strong example of how Auxesia’s partnership model supports developers in meeting their obligations, while maximising value and long-term social impact.

Chingford Meadows will offer a blend of high-quality homes for private rent and affordable housing. The development comprises 70 three-bedroom and 34 four-bedroom homes, built to a best-in-class rental specification, with private gardens, EV charging points, and PV panels – promoting energy efficiency, lower bills, and sustainable living.

Located just 15 minutes from Nottingham city centre, the site benefits from excellent connectivity, access to local schools, green space, and leisure facilities including Bilborough Park and Harvey Hadden Sports Village.

The partnership with Placefirst and Strata enables delivery at scale while creating long-term, mixed-tenure communities rooted in quality and resident experience.
